LAKE WASHINGTON RESIDENCE

A custom residential architecture project on Seattle's Lake Washington, this three-level home makes the most of a rare 30-foot-wide infill lot in the Cedar Park neighborhood - delivering panoramic water views and a complete program despite some of the tightest site and shoreline constraints we've navigated in Seattle.

Located northwest of downtown Seattle, the property offers expansive views across Lake Washington toward the eastern foothills - but the lot's narrow width and strict shoreline development requirements shaped every decision about massing and layout. The design treats these constraints as a generator rather than a limitation.

The home is organized across three levels: a walk-out basement with direct outdoor access, a main floor designed for seamless everyday living and entertaining, and an upper level housing the primary and guest suites. Above it all, an accessible roof deck captures the full panorama of the lake and foothills - the payoff for working through one of the more demanding site puzzles in the greater Seattle area.

The result is a home where the presence of Lake Washington is felt at every level, woven into the architecture rather than simply viewed through it.
